RENTAL CONDITIONS
Not the nicest part of this site, but important, we think, to make clear in advance what you can expect from us and we from you. These rental conditions apply to both ventilation apartment 46 and ventilation apartment 47. Information about both holiday apartments can be found elsewhere on this site. When we talk about 'apartment' we mean the apartment you have rented (apartment 46 or apartment 47).

- Liability of the landlord
The owner of the apartment will ensure that the apartment and the plot are in good condition and that the accommodation is equipped with an inventory as described on the website.

- Liability of the tenant
The tenant must occupy the apartment and the space around the apartment, in a good and neat manner. The tenant is liable for all damage or loss to the apartment, plot, inventory and / or furniture during the rental period by him or his co-tenant (s). This will be repaired at the expense of the tenant (or the third-party insurance of the tenant). The tenant must therefore take care of an appropriate liability insurance.

- Stay in the holiday home
The apartment is available for rent all year round. In high season, the apartment is only rented per week. Outside the high season we also rent weekends and midweeks.

Cottage Happiness by the Sea weekend: Friday from 15.00 to Monday 10.00 Midweek: Monday from 15.00 to Friday 10.00 Week: Friday to Friday. On the day of arrival the apartment can generally be occupied after 15.00 hours. On the day of departure, the apartment must be vacated by 10.00 am at the latest.

Cottage Beach, weekend: Friday from 16.00 to Monday 11.00 Midweek: Monday from 16.00 to Friday 11.00 Week: Friday to Friday. On the day of arrival, the apartment can generally be occupied after 16.00 hours. On the day of departure, the apartment must be vacated by 11.00 am at the latest. In consultation with the owner, other arrival and departure days and times are possible out of season.

- Number of guests
The apartment may not be occupied by more persons than previously agreed. If it appears that there are more guests than previously agreed, then the owner or manager has the right to deny the tenant access or € 50.00 per excess person per day to charge.

- Pets
Pets are only allowed in both apartments if prior permission has been granted by the owner. If pets are taken to the apartments without permission, the owner or manager has the right to refuse the tenant access to the holiday object.

- Bed, bath and kitchen linen
Renting the apartment does not include bed, bath and kitchen linen. The caretaker can take care of towels, kitchen towels and bed linen for a fee. Please let us know in advance.

- Smoking and fire
Furniture must remain in the holiday apartment. The apartment is non-smoking. Outside on the terrace smoking is allowed. No open fire may be used outside.

- Reservation, booking and payment apartment
After you have booked, you will receive a confirmation and an invoice from us. After payment in advance of 25% of the total rent, the booking is final and the holiday home will be reserved for you for the period in question. The rest of the amount must be paid no later than 4 weeks before the start of the rental period. Payment can only be made by bank transfer. In case of payment by bank, the date of payment is the day of transfer of the rent to the bank account of the owner. After receipt of the deposit of (25%) of the rent, the tenant will receive a confirmation by e-mail. The deposit must be transferred to IBAN: EN 47 INGB 0006808283 tnv E Brinksma BIC: INGBNL2A

- Cancellation by the tenant
This must always be done in writing (by mail or by mail). The following rules apply: Payments will not be returned in case of cancellation. We recommend that you take out cancellation insurance with your bank or insurance company. - If canceled up to two months before the day of arrival, 50% of the rent will be charged. - If canceled between two months before the day of arrival and 21 days before the day of arrival, 75% of the rent is due. - If canceled from the 21st day (inclusive) until the day of arrival, 100% of the rent is due. - Tenant must take care of a cancellation insurance.

- Departure and final cleaning
The apartment must be left in the following way:
- Broomcleaning
- Everything washed clean, dried and put back in the cupboards.
- Garbage bags, empty bottles and waste paper in the container
- Duvets and possibly linen folded

 

FOR THE WHOLE FAMILY

The cozy holiday apartment is designed for small children. There are a cot, a high chair and some toys available. If you want to make use of this, please let us know when you make your reservation. Guests can bring their own bed linen. Would you rather leave that heavy suitcase at home? Then our managers Judith and Mano will take care of bed and bath linen, at an extra charge.
